How often should house wiring be inspected?
Every 10–15 years is a sensible rule, and sooner for older houses or after a flood, fire or major renovation. BOMBA attributes about 60% of house fires to electrical causes, and most start with problems an inspection picks up early: loose connections, overloaded circuits, missing RCD protection and cable damaged by heat or rats.
What does a pre-purchase or landlord inspection check?
For buyers, we check the age and condition of the wiring, whether the DB box has RCCBs, whether the water heater has 10mA protection, and any signs of DIY work. You get a priced list to use when negotiating or planning the renovation budget.
For landlords, the same check shows tenants the house is safe. Do it between tenancies, when every room and the DB box are easy to reach.
What tests are included in the inspection?
We test every RCCB with an RCD tester, measuring trip time and current rather than relying on the test button. We measure insulation resistance on each circuit, check polarity and earth continuity at the sockets, and open the DB box to look for heat damage. Landed homes can add an earthing test for RM200 to RM300.
